Build your house in Chennai from anywhere in the world.
You own a plot in Chennai. You live in Dubai, Singapore, London or New Jersey. The question keeping the project on hold isn't whether you can afford to build it's whether anyone will build it properly while you're eight thousand kilometres away.
LB Construction has been building homes in Chennai since 2012. Our delivery model does not depend on the client standing at the site it depends on documentation: an itemised BOQ agreed before work begins, a remote VR walkthrough of your home, stage-wise execution with recorded quality checks, and weekly photo reports throughout.
Built on systems. Not promises.

The real challenges of building a house in Chennai from abroad
Here is each concern, and how our process addresses it.
Your concern
You cannot visit the site regularly. A two-week annual trip cannot supervise a twelve-month project.
How LB Construction handles it
Weekly progress reports with dated photographs, plus documented quality checks at every construction milestone — so the record does not depend on your presence.
Your concern
You do not know what it will actually cost. A per-square-foot rate over the phone tells you nothing about inclusions.
How LB Construction handles it
A complete, itemised BOQ prepared before you sign anything. Every material listed by brand, grade, quantity and cost — including what is charged separately.
Your concern
You worry the design will not match what you imagined. Approving a 2D floor plan from abroad is guesswork.
How LB Construction handles it
A remote VR walkthrough over video call. You navigate your home in full 3D on your own screen and approve it before any foundation is poured.
Your concern
Timelines slip and nobody tells you.
How LB Construction handles it
Work proceeds stage by stage against defined deliverables, with each stage requiring sign-off before the next begins.
Your concern
You cannot inspect materials or workmanship yourself.
How LB Construction handles it
Materials are tracked against the BOQ specification at site. What was quoted is what is checked in.
Your concern
Communication runs through relatives and second-hand messages.
How LB Construction handles it
Direct written reporting to you, with design and material decisions confirmed in advance rather than explained afterwards.
Your concern
Approvals and paperwork are hard to manage remotely.
How LB Construction handles it
We handle the CMDA approval process — preparing documentation, submitting applications and coordinating with the authority. Approval fees are itemised separately in your BOQ.
Your concern
Time zones make coordination difficult.
How LB Construction handles it
Consultation and design review sessions are conducted over video call, scheduled at a time that works for you.
Five stages
How the NRI construction process works, step by step
From first conversation to keys in hand.
Online consultation & requirement gathering
We begin with a video call. We discuss your plot, your family's requirements, your budget and the timeline you have in mind. If the project is not viable at your budget, we will tell you at this stage rather than after you have committed. No obligation.
Site assessment, soil testing & BOQ preparation
Our team visits your plot in Chennai. Soil bearing capacity and ground conditions are tested before any design work begins, because the soil test determines your foundation type — which directly affects both structural cost and long-term safety. A complete itemised BOQ follows.
Design, remote VR walkthrough & your approval
The 2D floor plan is developed from your brief, then built in full three dimensions. In a remote VR session over video call, you walk through every room and every sight line. Structural drawings and MEP planning follow your approval, so every electrical point and plumbing run is planned before slabs are poured.
Stage-wise construction with weekly reporting
Construction proceeds stage by stage with quality checks at every milestone and materials verified against the BOQ. You receive weekly progress reports with photographs throughout.
Final inspection, documentation & handover
Final punch-list inspection is completed and outstanding items closed. You receive keys along with full handover documentation — not just keys. Twelve months of post-handover support follows.
What you actually receive
Remote monitoring and communication
This is the section that matters most if you are building from abroad, so we will be precise about it.
Weekly progress reports with photographs
Every residential client receives these throughout construction. Each report covers what was completed that week, dated site photographs, and what is scheduled next. You do not have to ask for an update to receive one.
Milestone-level quality documentation
Quality checks are carried out and recorded at each stage gate. Because they are documented rather than verbal, you can review them at any hour, from any time zone.
A continuous written record
Over the life of the project these reports accumulate into a complete history of your build. If a question arises in month nine about what was done in month three, the answer is in writing — not in someone's memory.
Approvals confirmed before execution
Material specifications, design revisions and any scope change are put to you and approved before work proceeds.
No surprises
Cost transparency and budget control
Your BOQ is prepared and agreed before construction begins, not discovered along the way. For a client abroad, this is what makes cost genuinely reviewable — you are reading a document, line by line, in your own time, and you can have it independently checked before you agree to anything.

What happens when something changes
We do not claim a cost can never change. We commit that a change will never be a surprise.
When a revision or a site condition calls for extra work, it is discussed with you and approved before it is executed — never carried out first and billed afterwards.
Documentation for construction loans
Your project generates the documents banks and housing finance companies typically request:
Why NRIs choose us
Why NRIs can trust LB Construction
Established in Chennai in 2012
Founded by Lokesh Bala, an engineer who set out to build a company that delivers predictable, ethical construction at scale — not one that depends on individual heroics.
Process over personality
Every project follows the same documented four-stage system: Pre-Construction, Design, Construction, Handover. The quality of your build does not depend on who happens to be on site that day.
Quality is measured, not claimed
Every stage is documented and checked. This is one of our stated core values, and it is the reason remote construction works at all.
Radical transparency
You know where your money is going, what stage your project is at, and the moment something changes — whether you live in Valasaravakkam or Vancouver.
Warranty that outlasts the handover
A five-year structural warranty and a twelve-month defects-liability period after handover, along with a detailed handover dossier and an optional annual maintenance plan.
See the reporting before you commit.
Ask us during your consultation for a sample weekly progress report, a set of site-progress photographs and a project milestone checklist. If you are going to rely on remote reporting for the next twelve months, you should see the format first — not after signing.

Areas we build in across Chennai
Location matters more than most plot owners expect. Plots along OMR, ECR and in low-lying areas often sit on sandy or water-retaining soil requiring a deeper or pile foundation, which adds to structural cost. Core-city sites in T. Nagar and Mylapore can carry material-access and logistics premiums instead. This is precisely why we run a soil test before preparing your BOQ. If you are evaluating a plot from abroad and want to understand what it will realistically cost to build on, that assessment is where to start.
Common questions
NRI home construction in Chennai — FAQs
Can I manage the entire construction process from abroad?
Yes. Consultation, design review, VR approval and progress monitoring are all handled remotely. Our team is on site in Chennai; you stay informed through documented weekly reporting and scheduled calls.
How will I review and approve the design?
Through a remote VR session over video call. You navigate the 3D model of your home on your own screen while our team guides you through it and records every change you want made. You approve the design before construction begins.
Do I need a VR headset?
No. Our walkthrough sessions run on standard screens — a laptop, monitor or tablet. A headset can enhance the experience but is not required.
How often will I receive updates?
Weekly progress reports with photographs throughout construction, plus documented quality checks at each stage milestone.
How are materials and design changes approved?
Materials are specified by brand, grade, quantity and cost in your BOQ and verified against that specification at site. Any additional work or specification change is discussed and approved before execution.
Do you handle CMDA approvals?
Yes. We manage the CMDA approval process — preparing documentation, submitting applications and coordinating with the relevant authority. Approval fees are itemised separately in your BOQ.
How long does a house take to build in Chennai?
A typical residential project runs 10–18 months end to end: around 21 days for site discovery, four to eight weeks for design and VR confirmation, and eight to twelve months for construction and handover.
What happens at handover?
Final punch-list inspection is completed and outstanding items closed. You receive keys with full handover documentation, followed by twelve months of post-handover support.
What warranty do I get?
A five-year structural warranty and a twelve-month defects-liability period after handover, plus a detailed handover dossier and an optional annual maintenance plan.
